The appraisal is used to determine the value of the homes based on recent sales and other factors. Once an offer is accepted on a home, the appraisal needs to be ordered. The buyer pays for the appraisal. This is a important step because the appraisal value will be used by the lender to determine the loan amount, interest rate, payment, etc.

The Buyer should alway pay the appraiser directly and not through the lender. When the buyer pays the appraiser directly, the buyer owns the appraisal.
